What is asphalt? why does it need to be sealcoated?

Asphalt pavement is a combination made of rock and gravel that is held together by a binder know as asphalt cement. Asphalt needs to be sealcoated because it is imperative to maintain the binder to preserve the service life of the asphalt. 

What elements harm and damage the asphalt binding?

there are several elements the contribute to the degradation of the binding. 

  1. the asphalt binding naturally degrades over time.
  2. U.V. Rays
  3. Chemicals
  4. Water
  5. Oils
  6. Excessive weight from dumpsters and heavy construction vehicles.
  7. Snow/ ice

How does sealcoating protect the asphalt?

Sealcoating the asphalt will create a protective barrier blocking out damaging U.V. rays and  keeping intrusive oils and water from seeping into the pours of the asphalt. Prolonging the life of the asphalt binder.

How often should I sealcoat my driveway or commercial property?

We recommend that your sealcoat your driveway or commercial property every 2 years.

Should I have my driveway sprayed or hand brushed?

When having your driveway sealcoated we recommend having it hand brushed. When sealer is hand brushed onto the asphalt it is laying 4 to 5 times more material down than when it is sprayed. More material means longer life span of the sealer.
